A restored flint barn at the end of a half-mile private drive in Graffham, near Petworth. Bring any caterer, run your own bar, style it your way. One venue fee of £6,400 for any Saturday, no VAT, no corkage, and every other cost shown before you book.

True dry hire, open book
Most Sussex barns come with strings. Haylands doesn't.
Many "exclusive use" venues arrive with an approved caterer, a corkage charge or a bar you have to use. Dry hire here means exactly what it says: you choose who feeds your guests and who pours the drinks, and nobody adds a margin on top.
We also show you the whole cost of the day, not just ours. Tables, chairs and a luxury toilet trailer come from Tents n' Events in Arundel, who know the barn well. You book them directly at Haylands rates, we help you work out what you need, and we add nothing to the bill.
The barn and the south-facing patio
Restored in 2021 with weddings in mind
Exposed oak beams, flint walls, dimmable downlights, overhead fairy lights and a mirror ball inside. Outside, a large south-facing patio with its own bar and soft furniture, a 5m x 5m marquee, and two acres of lawn looking straight at the Downs.
Up to about 200 guests
Seats up to 200 at rustic trestle tables, or around 150 with a large dance floor and band area. A courtyard to the north of the barn gives caterers their own working space.
Ceremonies inside or out
Approved for civil marriage and partnership ceremonies. Say your vows in the barn or outside with the South Downs behind you. St Giles Church is in the village for church weddings.
Tipis and marquees on the lawn
Want to spread out? The lawn beside the barn takes tipis, sailcloth tents and stretch tents, and marquee lorries can get right up to it.
What your venue fee covers
One rate. Everything below is included.
- Exclusive use of the barn, the large south-facing patio and two acres of lawn
- An on-site manager to guide your suppliers through the build and help on the day
- Patio bar, soft furniture, benches and cushions, and a 5m x 5m high-top marquee
- A covered prep tent and a 30kVA generator for your caterers
- A changing room for the bridal party
- Friday build day from 8am; Saturday from 8am with music to 11:30pm; Sunday collection until 11am
- Indoor and outdoor lighting with a mirror ball
- Field parking and ramp access to barn and patio
- Professional cleaning after your wedding
- No corkage, and no VAT on the venue hire
Venue hire, 2027 and 2028
£6,400 for any Saturday, April to September
One rate, no VAT and no corkage. Tables, chairs and the toilet trailer are booked directly with Tents n' Events at Haylands rates. With those in place, a Saturday for 80 guests comes to about £7,900, 130 guests about £8,215 and 200 guests about £8,656, before food, drink and your other suppliers.

Haylands Farm, Graffham, Petworth, West Sussex GU28 0NU. About fifteen minutes from Petworth and Midhurst, half an hour from Chichester, an hour from Brighton and around ninety minutes from south-west London. The White Horse in Graffham is a mile away for guests who want to stay close.
